Pets

No animals, livestock or poultry shall be raised, bred or kept in any unit or on Common ground with the exception of dogs, cats or other domestic household pets, provided that they are not maintained for any commercial purpose. 

 Owners are responsible for any property damage, personal injury or disturbance pertaining to their pets, their tenant’s or guest’s pets. 

Pets causing or creating a nuisance or unreasonable disturbance shall be permanently removed from the property upon three days written notice from the Executive Board. 

Complaints concerning dogs must be submitted in writing to Continental Property Management, Inc. 

Pets must be held or leashed and attended to by a responsible person at all times when outside the Unit. Pets shall not be tied or left unattended at any time while outdoors. Temporary stakes, doghouses, or chains are not permitted on any portions of the Common Elements or exterior of Units. 

Residents must walk their dogs alongside the wood line parallel to Route 1, between Co-Mans parking lot and the recycle dumpster on East Parker, or near the recycle dumpster on Sparrow Ln along the wood line.  Pets shall not be walked behind the buildings. Do not walk your dog along the railroad bank nor in the detention basin.  In order to protect our turf, dogs should not be allowed to relieve themselves on any of the lawn areas, including outside your patio or front door. 

Please train your dogs to use the specified area.  

Residents are responsible for the removal and proper disposal of their pet’s solid waste from all areas.  This is also a Middletown Twp law.  Pet waste must be deposited in your personal trash receptacle or in the dumpsters.  

Any violation of the Association’s Pet Rules will result in a $50.00 fine. 

Residents are strictly prohibited from feeding stray cats or other animals.
