Parking

The Common parking areas are available only to residents with currently inspected, operating passenger cars, min-vans and small pickup trucks utilized as passenger vehicles (only) (1 ton or less).  Vehicles must be in proper operating condition and repair, and shall not leak any fluids.

Uninspected vehicles are in violation of these Rules and Regulations, and are subject to fines and/or towing following written notice and/or stickering of the vehicle.

All vehicles must be parked entirely within the painted, lined parking spaces.

Vehicles parked on or over the line, which blocks another resident from a parking space, will be stickered and/or receive a violation letter and/or a fine, and may be towed at the owner’s expense.

Parking is strictly prohibited along all curb lines, around dumpsters, or blocking access to fire hydrants or mailboxes.

Dead storage of any vehicle is not permitted on Commons parking areas.  Any vehicle not used on a regular basis, i.e., any vehicle that remains unmoving for a period of seven (7) consecutive days or more is considered dead storage. 

Major repairs of vehicles are not permitted on Common parking areas.  However, minor vehicle repairs, such as changing a tire, replacing a battery, or adding washer fluid are permitted.

Motorcycles and Mopeds may be parked upon the property, but only on paved parking areas, provided the kickstands are resting on a board or steel plate to prevent asphalt damage.

Motorcycles and Mopeds shall be used only for entering or leaving the property and not for recreation on Association property.

Accessible parking spaces are for the sole use of the resident for whom the sign was authorized.

No car, van, truck or other vehicles may be covered with a tarpaulin or car cover of any kind, for any reason, at any time.

Vehicles in violation of the above will be issued a warning violation. Non-compliance will result in the vehicle being towed at the owner’s expense and/or fines levied by the Association.

*****When immediate compliance is necessary, such as in “No Parking” areas, and/or marked work zones, vehicles may be towed immediately*****

In congested areas, we strongly recommend that owners with two or more vehicles use only one (1) parking space in front of their building and park additional vehicles in less congested areas.
