Exterior Changes & Additions

Residents shall not cause or permit anything to be hung or displayed on the outside of windows or attached/placed on the outside walls, siding, roof or gutters of the buildings or on the Property. No sign, awning, canopy, shutter, radio/television antenna or satellite dish, shall be affixed or placed upon the exterior walls or roof of any part without the prior written consent of the Executive Board. Residents may not paint, stain, dismantle or in any way alter any part of the balcony, deck, patio or porch without submission to and prior written Board approval.

Residents are responsible for painting their shed door (see list of approved colors) and their A/C grills and electrical boxes. Please use a flat gray paint on these.

Unit walls, flooring, windows, exterior front door and patio/porch lights are the responsibility of the homeowner and must be kept secured and in good order and repair.

No window air conditioning unit or fan may be installed.

Satellite Dish and Antenna

With Association consent, a satellite dish or antenna, may only be placed on the balcony or patio of the applicant’s Unit.  NOT ON THE ROOF, as this will invalidate the roof’s warranty.

If a satellite dish is installed in violation of this rule, the Association will have the dish removed and the roof repaired. The invoice will be sent to the offender for payment.
